Parisian real estate is returning to its pre-crisis level with an increase in sales of 16% between 2020 and 2021. With just over 36,400 sales according to the Greater Paris notaries, there has been an 11% increase over 10 years. These rising volumes can be explained by the fall in property prices in the capital, by 1.6% over one year, and remain on a downward trend -0.9% between the third and fourth quarter of 2021.
Paris, a general decline in prices in the capital
The latter anticipate a further decline in prices in Paris. A price per m² of 10,550 euros/m² is expected in April 2022. This is equivalent to 310 euros/m² and a decrease of around 2.9% in one and a half years. This is an exceptional situation in Paris, which is the exception to the general rise in property prices driven by the desire for space and house purchases.
The fact that buyers are moving to other areas is reshuffling the deck. With more stock available, buyers are taking back control. And the properties that sell best are those with no defects or with an exterior.
